Plenty of crews thin their product and skip the sand. It looks black for a month, then fails. We use industrial-grade, polymer-modified sealer with an engineered sand load that builds a real, durable wear-course.

Squeegee or spray

Squeegee for maximum build, or air-driven spray for budget-friendly coverage, both deliver even, dependable protection and consistent traction.

We clear the surface of dirt, debris, and loose material, and treat oil spots so the sealer bonds.

Crack fill first

Open cracks get sealed before sealcoating — sealcoat alone won't bridge a crack.

Apply sealcoat

Polymer-modified, sand-loaded sealer goes down by squeegee or spray for full, even coverage.

Cure & protect

We block the area off while it cures. You're back to normal use the same day or next, depending on weather.

When is the best time of year to sealcoat?

Sealcoat needs warm, dry weather to cure — generally late spring through early fall in Idaho. We watch the forecast and won’t apply if rain or cold will ruin the cure.

Do I need crack sealing before sealcoating?

Usually, yes. Sealcoat protects the surface but won’t bridge an open crack. We seal cracks first so water stays out and the finish looks right.

How long before I can drive on it?

Typically the same day or the next, depending on temperature and humidity. We’ll tell you exactly when your surface is ready before we leave.
